The housing company's duty has been in force since 1 January 2026. The law sets no testing method and no testing interval. The housing company must be able to show that the duty is taken care of. What the law says

A testing request to every apartment
Press Send, and residents get their own link by email. For the rest, you print a paper notice.
Before anything is sent, a list says what happens when you press Send. - Choose the testing method and see who will receive an email or paper notice and how the message looks before sending it.
- Receive the resident message in your own inbox first, without its link recording any answers.
- When the company’s testing interval has passed, alarms return to Waiting overnight, but no one receives a message until you start testing.

The link opens without an app or login details.
The resident opens the link and reports the result for each alarm. - For each alarm, the resident chooses “Sounded, works”, “Did not sound properly” or “I need help with testing”.

Reminders and paper notices
Alarmi reminds only those who have not answered.
The Next card asks you to print a notice for the apartment email does not reach. - During testing, non-responders receive a reminder once a week, up to three messages including the testing request.
- Print a separate notice for each apartment with its alarms, Working and Not working checkboxes, a deadline and contact details.
- When you mark notices as distributed, the distribution date is recorded for the apartment.

Faults and repairs
A “Did not sound properly” answer opens a numbered fault report.
The fault is marked as repaired: battery replaced. - Record the repair (such as Battery replaced), but the alarm is shown as tested only after it has been tested following the repair.
- Send the resident a message when the report is received and when the fault is repaired, each only once.
- Alarmi does not close a fault automatically even if the alarm works in a later test. It asks whether the fault has been repaired.

A dated testing summary
Finally, you close the round and save the summary.
The saved summary: the apartments tested and the ones left untested. - Ending a testing round saves a numbered and dated summary that cannot be changed. It can be printed or saved as a PDF from the browser.
- Get a smoke alarm report on any day for the board, the general meeting or the rescue department’s self-assessment.
- The smoke alarm report includes residents’ confirmations, each with the date, time, IP address and browser recorded.

Excel works fine for a register, and Alarmi’s Excel template is free. The difference is who does the work: with Excel you send the messages, find who hasn’t answered and record the answers yourselves.

I am Joel Lausamo, a software developer from Espoo. I built Alarmi when smoke alarms became the responsibility of housing companies on 1.1.2026.
I reply to every message myself, usually on the same or next business day. Arrangements are made by email, so everything agreed stays in writing.
Your data does not depend on me. CSV export is available at any time. Saved summaries remain yours as PDFs. If JL Screen Oy ever terminates the contract, you will be notified 60 days in advance and refunded for the unused period.

What Alarmi does not do

- Responsibility for keeping the alarms in working order stays with the housing company.
- Alarmi does not report anything to the rescue services. The entries are the housing company's own records.
- Alarmi has no service level agreement.
Frequently asked questions
Is a resident's confirmation enough?
The law does not specify how alarms should be tested. The housing company must still be able to show that the duty is being handled.
In practice, the resident tests the alarm. The housing company provides instructions, follows up and keeps records. Alarmi records messages and responses given through the link for you and compiles a dated summary at the end of testing. Responsibility for keeping the alarms operational remains with the housing company.

What does the law require of the housing company?
The housing company's duty has applied since 1.1.2026: it is responsible for acquiring smoke alarms and keeping them operational (section 17 of the Rescue Act (379/2011), amended by Act 436/2023). The resident's statutory duty is to report faults without delay. The law does not specify a testing method or separate documentation, but the housing company must be able to show that the duty is being handled.

How often should smoke alarms be tested?
The law sets no testing interval. According to the Ministry of the Interior's guidance, residents should test their alarm regularly, for example once a month. Isännöintiliitto, the property managers' association, considers a yearly check by the housing company sufficient.
Does anything need to be installed in the apartments?
No. Alarmi is not a device and is not connected to the alarms. It works through email and a browser. Existing alarms do not need to be replaced because of Alarmi.
Do residents need an app or login details?
No. The resident receives their own link by email, opens it on a phone or computer and records the result for each alarm. No password or app is needed.
What about residents without email?
Alarmi prepares an individual paper notice for them. Results can also be entered manually. Apartments with no response appear in the list by apartment number, so nobody is forgotten.
Will residents think the message is spam?
The subject contains your housing company's name and apartment number. The company's name is at the top of the message. If the resident replies, the response goes to your contact email. At the end is a link to alarmi.fi/asukkaille, explaining what Alarmi is and how to recognise a genuine message. You can send a test message to yourself first. I also recommend a short notice on the noticeboard before the first emails.
Can residents' names and email addresses be stored in Alarmi?
The housing company is the controller of residents' data. I (JL Screen Oy) process it only on your behalf. Data processing terms are in section 13 of the terms of service, so no separate agreement is needed. Only the resident's name is required. An email address is needed if the resident receives testing requests by email. A phone number is optional. The data is not used for marketing or sold. The server and database are hosted by a Finnish provider in the EU. Email is sent through Resend, which stores sent-message data in the United States.
Our property manager uses Alarmi. Does the board need its own account?
No. The property manager handles testing in their portfolio and gives the board a dated PDF summary, for example for a board meeting or general meeting. An office account cannot grant access to just one company's data, so the board sees the situation in the summary. If the board handles testing itself, Starter at €149 a year is enough.
What does the test button tell you?
The test button checks that the battery and alarm sound work. It does not test smoke detection (Tukes). A flashing indicator only shows that the alarm has power (SPEK). The manufacturer's recommended replacement date is usually on the base (Tukes). The service life is generally no more than 10 years (Ministry of the Interior).
Is the 14-day trial free of charge?
Yes. The trial lasts 14 days and includes all features. No credit card is needed, and the trial does not become paid automatically. Nothing is deleted when the trial ends. The data stays visible. You can edit it again when you activate a subscription.
