Free tools
Free smoke alarm tools for housing companies
I made four free tools that help a board or property manager handle smoke alarms in order: count them, make a plan, tell the residents and keep records. They work without signing up, and nothing is stored.
-
Step 1 · Calculator
How many smoke alarms?
For boards and residents
Works out the decree's minimum floor by floor and SPEK's recommendation. You can count a whole building at once.
-
Step 2 · Template
Maintenance plan
For boards and property managers
A one-page plan: responsibilities, testing, batteries, faults and records. Fill in and print, or download the Word file.
-
Step 3 · Notice
Resident notice
To hand out to residents
A ready notice for the stairwell: how to test the alarm and where to report a fault.
-
Step 4 · Excel
Inspection log and register
For record keeping
An Excel template for apartments, alarms, tests and faults. It works out the minimum number itself.
What the law says, in short
Since 1 January 2026 the housing company has been responsible for the smoke alarms in its apartments: it must equip them with enough alarms and keep them in working order (Rescue Act 379/2011, section 17, as amended by Act 436/2023). The number comes from Ministry of the Interior decree 300/2025.
The resident's statutory duty is to report a fault without delay. The law sets no testing frequency and no record-keeping duty, but the housing company should be able to show that the duty is handled.

When Excel and paper are no longer enough.
Alarmi reminds residents by email to test their alarms, collects the confirmations and shows which apartments have not answered. Alarmi is not a device and is not connected to the alarms. Responsibility for working order stays with the housing company.
